Coefficient Engineers exists for that moment. Why I focus on existing buildings

Over the years, I kept seeing the same pattern: real building problems, owners under pressure, and no one truly responsible for connecting the dots across HVAC, controls, ventilation, humidity, operations, capital planning, and long-term building behavior. What kept showing up was not just a technical gap, but a real burden that landed on the person responsible for the building.


A lot of firms can sell equipment. A lot of people can produce a report. But when a building is underperforming, what owners often need most is independent judgment from someone who understands the physics, the systems, the operating reality, and the money, and who is working only for them. That is the role I set out to fill.

Who you'll be working with

I’m Kevin Glover, PE, and I’ve spent my career solving unusual, tricky building and systems problems—everything from challenging marine and offshore applications to complex commercial facilities. That work has meant dealing with tight constraints, high stakes, and situations where standard answers don’t really fit.


I also bring an MBA and an M.S. in Finance to the table, which means the recommendations you get are designed to stand up not just technically, but under capital‑planning and investment scrutiny as well. My job is to translate complex building issues into decisions mid‑market owners and facility leaders can actually act on with confidence, in language that makes sense in the room where capital decisions are made.


Coefficient Engineers brings that experience into a simpler, more focused model: independent, owner‑side systems and performance engineering for existing commercial buildings, especially when the stakes are high, the answers conflict, or a building’s performance is affecting comfort, trust, risk, or capital decisions.

How I'll work with you

I’m not a contractor, and I’m not trying to sell equipment. I don’t take referral fees or hidden incentives from vendors. I’m not interested in producing a glossy report that leaves you holding the bag.


Instead, I start by understanding what the building is actually doing, not just what people assume it’s doing. From there, I help clarify the problem, design or evaluate the right response, and stay involved through implementation so the intent survives contact with the real world.


That means Coefficient Engineers can help when a building has a chronic systems problem, when a major fix or replacement needs to be designed and justified properly, or when an owner needs a smarter capital path for aging systems instead of another reactive project.
